What are Lease-Options?

A Lease-Option home purchase is a Lease Contract combined with an Option Contract for a specified period of time (typically 1 to 3 years). The Option Contract gives the tenant-buyer the right, but not the obligation, to buy the property at anytime during the lease term.
How it Works
The purchase price is established at the beginning of the lease term, and the tenant-buyer pays an Option Deposit for the Option contract. The tenant-buyer pays a premium monthly rent that includes lease-option credits. The Option Deposit and any monthly credits are credited towards the purchase providing that the tenant-buyer exercises his Option to Purchase during the lease term.
